Michigan is a land use laboratory.
Every day, developers, REALTORS®, builders and municipalities continue to conduct land use experiments, trying to find a practical solution to create places where people want to live, work and play.
With this Web site, Michigan Association of REALTORS® hopes to provide a clear and concise workbook of the important issues that must be dealt with when speaking about land use issues.
Too many times debate about land use issues stalls because of a failure to communicate effectively. By taking the time to read these lab notes, compiled by the association from those developers and REALTORS® who have gone through the process of development, MAR hopes to open the lines of communication and keep every interested party on a level playing field.
It’s important to know that development can grow in ways that value the rights of Michigan’s citizens, while respecting the environment. The legislature, as well as interest groups, must work together with local municipalities to ensure that good design can be approved to enhance the community.
Encouraging growth in the right way can create new neighborhoods where residents are within a short walk to the supermarket, or for a cup of coffee at a local shop. These locations can be a place to highlight special characteristics, like wetlands, tree groves, hills or other green space, that give a neighborhood a special character.
Use these land use lab notes as a teaching tool. Educate yourself on the design solutions that respect private property rights, and promote, not punish, new design.
There’s no magic potion or quick fix, but if we work together, there can be a solution.
