Important Principal Residence Legislation on the Move

Recently, Senate Bill 77, sponsored by Senator Jud Gilbert (R – Algonac) was unanimously passed out of the Senate Finance Committee. This legislation would provide for an additional “Principal Residence” filing date of October 1st.

Michigan homeowners can claim one principal residence in Michigan to qualify for an exemption from a portion of local school operating taxes. To claim this exemption, one must file the principal residence affidavit with their township or city by May 1st. Thereafter, a purchaser must take on the burden of 18 additional mills until the next principal residence exemption period begins anew. This legislation has become particularly important since “non principal resident” properties, specifically foreclosures, have flooded Michigan’s real estate market. If passed through the House and Senate, Senate Bill 77 will provide much needed tax relief to Michigan’s homebuyers by providing them with an additional filing date to make home loans more attainable.

Look forward to a possible "Call to Action" on this issue in the coming weeks. In the meantime, if you speak with your State Representative or State Senator, please urge them to support this important tax policy legislation.

 
 What is NEW for the 2010 MAR Convention & Expo?

It’s time to start planning your trip to MAR’s 2010 Convention & Expo. Being held September 29 – October 1 at the Soaring Eagle Casino & Resort, the annual gathering of MAR members is set to be a success. Please review a few new features added to the program, and changes from last year’s program.

Early Riser Programs

On Thursday, September 30 MAR is offering knowledge sessions for early risers! Starting at 7:30 am, registrants can attend “Managing & Leading Great Staff & Team Meetings” with Randy Dean or “Tax Relief for REALTORS®” with Karen Ryan.

Grand Gathering in the Expo

Also on Thursday, September 30, new to the Convention is the “Grand Gathering in the Expo” all attendees are encouraged to come to the expo to gather as one to hear from Max Pigman on “The Impact of Technology and Social Media on the Real Estate Industry”. Immediately following the session will be Lunch in the Expo and time to browse the latest industry trends from MAR’s Convention Exhibitors.

QUESTION: I represent a Buyer who has submitted an offer that will result in a short sale situation. The offer was accepted by the Seller subject to the Seller’s lender’s approval. Several months have gone by without any response from the Seller’s lender. Can my Buyer terminate the contract?

ANSWER: There is no law that gives a party the right to terminate a contract after a particular period of time. For this reason, a purchase contract with a contingency for the Seller’s lender’s approval – as with any other contingency – should have a stated deadline for obtaining such approval, after which the Buyer can terminate the contract.

Home on the Tube

This new property marketing website allows anyone to leverage the power of video to showcase or view properties. Here is how it works: You pick up your digital camera, set it to “video mode” and begin to shoot the property you have listed. A couple of minutes of video is all you need. Then you simply upload your property videos to Home on the Tube for the world to see! The site provides free access to anyone interested in presenting or seeking any type of properties. Agents can showcase one property at time absolutely free, or unlimited properties for $19/month. You can also link, embed or automatically send property videos on worldwide real estate and social networks such as MLS, Realtor.com, Homes.com, Twitter, Facebook, Myspace and many more.

Home on the Tube showcases all properties solely through video clips. Search and view property videos on the website, the Mobile site or on the iPhone® App (available late 2010), with GPS features that will automatically display properties nearby.
