Three of Michigan’s leading real estate companies are featured in Realtor Magazine’s Top 100 Companies of 2009. The list seeks to identify outstanding performances in overall transaction sides, transactions sides per salesperson, and percentage of change from the previous year. Real Estate One Inc. of Southfield, Michigan edged into the very top of the list at #10, competing with companies more than double its size. Established in 1929, Real Estate One is the largest broker in Michigan, and was the first to have multiple offices, print homes books, develop a digital MLS, and host open houses. The company now operates thirty-two offices in Michigan, and employs nearly fifteen-hundred salespeople, representing over 17,000 transaction sides last year alone. Real Estate One placed #40 on Realtor Magazine’s list of overall real estate sales volume for 2009. Ranking # 45 is Traverse City area company Coldwell Banker Schmidt. From its humble beginnings in 1927, Coldwell Banker Schmidt has become the largest real estate company in west northern Michigan, operating forty-three offices from Marquette to Saugatuck. With nearly 7,000 transaction sides last year, the company experienced a 3% growth, and ranked #91 in nationwide sales volume. Coldwell Banker Schmidt continues to lead the way in improving Michigan’s real estate market. Rounding out the list of Top 100 companies at # 76 is Grand Rapids based Greenridge Realty. Ranked by Real Trends magazine as one of the Top 100 largest independent brokers in the nation, Greenridge has four hundred sales associates serving twenty-three branch offices andthree affiliates. QUESTION: I am representing clients with the sale of their home. A Buyer whom I am also representing is interested in purchasing my Sellers’ home. Neither party wants me to be a dual agent in this transaction. May I change my status to that of transaction coordinator to close this sale?
ANSWER: As an agent to both parties, you may have learned confidential information about each of them, which could compromise your ability to act as a neutral transaction coordinator. If you are going to serve in this capacity, at a minimum, you should require the parties to acknowledge in writing the prior written agency relationship with both parties. MAR form N can be used in this situation.

Your MongoFAX Toll Free fax number is removed from the Cover Page upon transmission, so you MUST provide this number to your recipient along with your Fax Back instructions. We recommend re-iterating your dedicated MongoFAX number in the Notes Box. It's that simple.
